More homes are coming to market, and buyers are still stepping in
Here is the one thing that changes what you should do right now. The Real Estate Data Aggregator counted 711 homes for sale across ZIPs 27712, 27703 and 27701 in the three months ending July 31, 2026. That is up 28.6% from the same months of 2025. More competition for sellers. More options for buyers.
But buyers have not walked away. The Real Estate Data Aggregator counted 601 pending sales across these three ZIPs in the same period. That is up 16.9% from a year before. More homes came to market, and more buyers stepped in to meet them.
Nationally, Realtor.com reported that 20.4% of listings saw a price cut in August 2026. Here, homes are still selling close to list. The Real Estate Data Aggregator shows sellers in these ZIPs averaging 98.6% to 98.7% of list price. Not every home sold fast, and not every home sold above asking. But the gap between list and sale stayed narrow.

The wider picture
The Federal Housing Finance Agency reported that U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. They also rose 0.3% quarter over quarter from the first to second quarter of 2026. Prices are moving, just slowly. Freddie Mac put the average 30-year fixed rate at 7.03% as of September 24, 2026. The 15-year averaged 6.42% the same day. Rates are still a real factor in what buyers can do.

One more thing worth knowing. These numbers cover whole ZIP codes. One street can read very differently from the ZIP around it. Pricing, speed and competition all shift block by block.
